Daltons Demolitions were appointed by Loretto School to undertake the safe demolition and site clearance of Seton House, a two-storey student accommodation block believed to have been constructed in the late 1960s.
The structure had reached the end of its serviceable life due to widespread deterioration, particularly involving RAAC (Reinforced Autoclaved Aerated Concrete) components and failing external walls composed primarily of 200mm lightweight aerated concrete blocks. Structural assessments concluded that a localised failure could result in a major structural collapse, making demolition necessary.
To minimise disruption to students, all works were scheduled and completed during the school holidays.
Extensive pre-construction planning and collaboration with key stakeholders—including school officials, neighbouring residents, structural engineers, and the client’s representatives—ensured smooth project delivery.
Both notifiable and non-notifiable asbestos materials were identified and safely removed by Greenair Environmental Ltd as part of the enabling works. A full soft strip followed, during which all internal fixtures and fittings were removed down to the structural frame.
The building was then carefully and systematically demolished. All arising materials were crushed and removed from site, in accordance with waste management protocols.
The project was delivered safely on schedule, and within budget, with zero incidents recorded.
