Demolition of Upper Langlee Flats

Daltons Demolitions were appointed by Waverley Housing to carry out the safe demolition and site clearance of 15 blocks of flats comprising 96 individual residences in the north-west section of the Langlee housing estate, located east of Galashiels town centre. 

Blocks 1–3 and 7–13 consisted of four-storey individual buildings, while Blocks 14–18 were five-storey terraced flatted blocks separated by communal areas. The site was bordered primarily by residential properties, and a key consideration was maintaining uninterrupted access via Beech Avenue; a busy thoroughfare that remained operational throughout the project. 

Extensive pre-construction planning and stakeholder engagement were critical to the project’s success. Daltons coordinated closely with local traffic officers, nearby residents, consulting engineers, and the client’s representatives. A comprehensive traffic management plan was developed and implemented to maintain safety and traffic flow during demolition. 

 Non-notifiable asbestos was identified and removed by Daltons as part of the enabling works. This was followed by a full soft strip of the buildings, removing all internal fixtures and fittings down to bare structure. The buildings were then systematically demolished, and all resulting rubble was crushed and removed from site. 

The project was delivered safely, ahead of schedule, and within budget, with zero incidents recorded.
